Our Second Electric Truck: Nemo

Last month we ordered our second electric truck. This one is made in Quebec. This is part of our commitment to move towards a more environmentally friendly way of working.

Local Economy
I am pleased that this truck is made in Quebec, it is always my preference to spend money locally when we have a choice. Spending with local vendors that work and live in the same community helps to ensure to local economy benefits as they in turn spend their money in the community. We have so many products produced out side of Canada, it is getting harder to find a Canadian source for many of the things we buy.

I recently bought some hardwood flooring and was amazed to see wood from China stacked up at our local building supply store. If it is one thing that Canada has it is trees! How can they ship such a heavy product so far and yet still sell it as cheap as a local wood? Needless to say I bought some Canadian Oak, and was very pleased with the product.

So our new electric truck is made right here in Quebec, we had it for a demo last fall and were impressed with it. I hope the product is successful

Stéphanie Houle, Gordon Milligan et Jessica Milligan étaient honorés d’être les invités d’Albert Mondor lors de la deuxième édition du “Bal en Vert” au profit de l’organisme à but non lucratif Les Ateliers d’Antoine. Celle-ci a pour mission de venir en aide à de jeunes adultes, âgés de 16 à 30 ans, peu scolarisés et sans emploi en leur offrant une formation en ébénisterie.

Cette soirée divertissante au Chic Resto Pop avait comme thème la salsa. Nous avons donc mangé un délicieux souper des Caraïbes de cinq services et appris les pas de base de la salsa!

During this summer heat wave, Strathmore undertook a cool new project. Our client, a 25-storey condominium tower on Ile-des-Soeurs had several requests from condo owners to create something that would be beautiful to look at from their lofty vantage point all the while incorporating a more asian theme to in their gardens. Our design team rose to the challenge, coming up with a beautiful yin-yang-themed garden bed. Using plant material, Stephanie Houle and Marielle Bertin have represented the opposing colours of the yin yang symbol with a meandering path through the middle of the garden. The south planting bed is full of plants that will be at their peak in spring and summer, benefitting from warmer conditions, while the north bed will be most beautiful in the fall and winter as the plants have been chosen for their beautiful autumn colour and winter foliage.

This is a large site with lots of traffic. It requires co-ordination to maintain the grass, flowers and shrubs, to insure the irrigation is working, to add soil and mulch to all the beds and to keep the shrubs nicely sheared.

Zero Emissions Team : Two months later

Just an update on our Zero Emissions team after 2 months. The new truck is working great with only a few minor adustments, it takes a while to get used to the electric technology, battery maintenance and charging requirements. The crew is servicing a downtown route that is close to our garage down on Shannon street in Griffentown. The electric truck has a limited range, but it works out quite well for the downtown route.

The truck attracts lots of attention and we get quite a few questions about it.

We are also using some new generation electric tools as well as some "old generation" hand tools. The Stihl company is leading the way by introducing several battery powered landscaping tools that are suitable for commercial use.

Strathmore started last fall doing a garden renovation on the roof gardens at Montreals Bonaventure Hilton Hotel. This garden wes built in 1965-67. Originally designed by John Schreiber Associate Landscape Architect,; Sasaki, Dawson, DeMay Associates Inc. Landscape Architects

I've always loved tulips. As a child, I would pore over my dad's bulb catalogues, admiring my the many colours and varieties - I even loved their names: "Queen of Night," "Sweet Love," "Grand Perfection..."

So, while traveling around Europe, I couldn't resist the opportunity to visit the Netherlands during tulip season. I'd heard of the Keukenhof, a park 40 km from Amsterdam, which is the largest flower garden in the world. I stayed at a hostel 20 km away and decided to get the full Dutch experience and cycle there.

It was an incredible bike ride. The perfume of hyacinths hung in the air and we passed many incredibly beautiful tulip fields. They stretched across the countryside, great bands of colour so bright they didn't seem real.

When we finally arrived, the Keukenhof was already full of people, who had come from far and wide just to see the gardens. We entered the park and were instantly entranced.

Garden bed after garden bed were full of beautiful colour combinations, as well as interesting mixes of size and colour. Every bed was a canvas. This was art.

There was one pavilion that displayed every variety of bulb I could imagine. We tried to soak it all in, attempted to pick favourites but it was all too much. Our senses were overwhelmed, but in the most wonderful way possible.

The Keukenhof was a glorious celebration of natural beauty and human creativity. I left, reluctantly, but revitalized.

I only spent a few days in the Netherlands but it was enough to get an idea of the Dutch way of life. They love creating and also taking it easy. What else could you want in life besides a sunny day, a picnic and a nice park to relax in? What is the point of being stressed for nothing?

Tulips are a wonderful tribute to the relationship between the Dutch and the Canadians. They symbolize our friendship. One thing I hope to take with me when I return home is a bit of that Dutch spirit. I hope to always remember to stop and smell the hyacinths, admire the sunny glow to the daffodils and simply marvel at the incredible beauty of the tulips.

Zero Emissions Team Launches on Earth day

Landscape management in downtown Montreal will never be the same! Starting the week of April 18, in celebration of Earth Day, Strathmore will be launching Quebec's only zero-emissions landscape maintenance team. This team of skilled horticultural technicians will be driving Québec's first privately-owned Goupil electric vehicle. This compact truck will be able to operate for a full week on a single electrical charge. Reaching maximum speeds of 40 km/h, the zero-emissions truck will be able to efficiently serve of some of Montreal's highest-profile addresses.

Danny Milligan, president of Strathmore, is proud of the company's latest environmental initiative. "We cannot change from gas powered trucks completely, but we are moving in the direction of sustainability one step at a time. Our company has reduced our use of chemicals in the garden by 95% over the last 4 years. Our zero-emissions team is another example of our company's commitment to being industry-leaders."

The zero-emissions team will not use any gas-powered tools, all their work will be done by hand or with battery-powered tools. All green waste from gardening activities will be composted and used to enrich acres of local topsoil.
By eliminating a gas-powered truck and tools, Strathmore estimates that the zero- emissions team will save 1 tonne of CO² emissions in its first year.

Everyone makes mistakes; this is what we tell our kids as they are growing up and often into adult hood. In the world of business a mistake can cause lots of problems and damage.

About 20 years ago, we made a mistake at one of our largest customer’s property. Well it was not so much a mistake as it was a disappointing outcome. We tried something different and planted several very important flower beds with a “new design” and it failed. It just looked bad and got worse, there was little to be done about it, although we did try.

As I walked around with the Property Manager, we talked about it and I had to admit it was not good and he was relying on me to make it look fantastic. I realized that he was not going to hold it against me and I was not going to lose the account, although I thought I was. He was loyal to us and realized it was not because we didn’t care or did a poor job, it was just a poor design choice.

Yes I was “called on the carpet” about it, I was told he was not thrilled, but I was not “fired”. He stuck with us.

I learned a lesson about loyalty from that experience that we have made a part of Strathmore’s Value Statement. We have been loyal to our suppliers some of them for over 30 years. Sometimes our suppliers make mistakes, but we have made the decision to treat them as we would like to be treated and that includes second and third chances. It includes partnering with them to make things work for both of us.

I am not talking about blind loyalty. Our suppliers have competitive prices; they are honest and reliable people that have earned our loyalty.

I meet and deal with many Property Managers and I have come to see that the best ones are the ones who are loyal. For a Property Manager, having a long term relationship with your suppliers enables you to manage much more effectively. It is easier to manage a large complicated property if you are able to deal with the same electrician, plumber, landscaper, etc. that have provided you with good, effective, loyal service over many years, than to look for new suppliers every year. When you need a quick service call, that loyal supplier will respond quickly. They know the property; they have a long term investment in the property too. The work they do will be done right as they have ownership. It makes for a better managed property.

Many companies have a policy of going to bid every year or every three years. This is a prudent way to manage budgets. We also compare the prices of our suppliers but we do not always go with the lowest price. Price is a part of the equation; we look at service, quality and honesty as well. When comparing pricing, sometimes we find a suppliers is just too high compared to the going rate. In this case we will talk to them, find out if there are reasons. Often times we can negotiate a better price, or find a way to work with the supplier to bring down the price in other ways.

As a case in contrasts, this December in Montreal we had an early large snow storm. I was out meeting with different Property Managers and one was very occupied with a multitude of snow removal problems at various properties. In fact they had to cancel a meeting to deal with snow removal issues. As I visited the second Manager, I asked him if he had problems dealing with the snow removal. “No, he said we have had the same contractor for a number of years and they just took care of it”

This year will mark 30 years we have maintained the property where I made the mistake planting the wrong flowers. I am grateful that I have loyal customers, who realize; everyone makes mistakes.

I am amazed at how well the world has embraced sustainable landscaping, using native plants and ecological stewardship in general.

“The times they are a” changing indeed.

In 1979 I met a Landscape Architect named Tom Shively. Tom was originally from USA and found himself in Montreal, when asked how he came to choose Montreal; he muttered something about Vietnam, although I never really got the whole story. I know that in addition to a Masters Degree in Landscape Architecture, he also had a degree in French Literature. Maybe that’s why he chose Montreal.

I guess he choose us to be his contractor because we were young enough to be flexible and hungry enough to take any job.

I remember Tom sitting at my kitchen table and rolling out plans he had drawn for landscaping projects. He had an interesting style of drawing almost artistic in its composition.

The plant lists were what surprised me. Most plants were unknown to me, Spirea Latifolia, what was that? A quick check of my reference book (Cramer’s catalogue) showed no such plant, along with most of his other choices.

Well, Tom explained to me all about using native plants and how he hated “horticultural mutants,” as he called the regular fare we were currently using. Don’t you mean Spirea Anthony Waterer, I suggested. No definitely not, he was passionate indeed. He was passionate about design, about plants and about the environment. We could dig them out of the fields and collect them in the woods. At that time, there were no suppliers of native plant material on a commercial level. He led us on collection trips, Sedges, Spireas, Sumacs, Trillium, Pagoda Dogwood and ferns, lots of ferns. We ended up with a mini nursery of potted plants for Tom’s jobs.

Not everyone shared his passion. I remember one little residential garden we did in Westmount. It was not at a huge mansion, just a small grey stone in lower Westmount. The lady of the house understood Tom and his designs and philosophy but, we later discovered, her husband did not. (Maybe this is where I learned about the importance of communications between all parties) We removed the front lawn and replaced it with a lovely wild garden complete with a big old stump that Tom produced as the centre piece.

When the husband returned from work, he was surprised and although I don’t know exactly how the discussions went, a few weeks later our garden was gone, replace by a nice green freshly planted lawn.

When things like this happened Tom would be temporarily sad and a bit depressed, but he would soon bounce back. Arriving with another set of plans for our next project, although I know he tried to work for people who did understand, he always struggled to have his work and his sustainable ideas accepted.

Tom had it right; it just took the world 30 years to catch up.

Curb Appeal on a Budget: Perennials

Many commercial property managers are looking for ways to reduce costs. One idea that we are implementing is adding perennial plants to reduce the amount of annual flowers that are planted each year. Our approach has been in secondary areas, to plant from 50-75% of the bed area with hardy, low maintenance perennials. In primary flower beds we may plant 10-20 % of the bed area with perennials.

The trade off between annuals and perennials is fairly simple, most perennials will flower for 1-3 weeks but they will come back every year, while annuals will flower for the whole season, but need to be planted each year.

There is nothing like a nice mass of colourful flowers to create a welcoming accent at you front entry or other key areas. Secondary areas can still have strong appeal if planting is designed to allow some annuals to provide the summer long colour while a few different perennials can bloom at different times for shorter periods.

This method will only be successful if the perennials are chosen carefully; we use plants that are first , tough and hardy, second low maintenance and third have some foliage value in addition to flowering. Some examples are Hosta, Daylilies or Astilbie.

This bed is about 80% Dallilies, with a 3 ft band of annuals to create colour all summer

Planting perennials with high maintenance requirements will usually fail over the long term, for example one of my favourite perennials are Peonies, but they require serious staking and lots of attention, making them unsuitable for most commercial landscapes.

A few well placed perennials can reduce the flower budget for years to come.

Why do I have a dandelion picture on my blog?

My daughter just asked me why there is a dandelion and overgrown grass on my blog? After all aren't we all about weed free manicured lawns?
Well yes and no. Most of our properties have weed free manicured lawns, but we are slowly moving away from the idea that a dandilion is the sign of a poorly maintained lawn. This is especially true in Montreal where we cannot use any type of chemical weed control.

I have noticed over the last 10 years that attitudes are changing, we are becoming more tolerant of a few dandelions and few weeds does not mean the total disaster it once did. In fact many now consider a nice crop of dandelions in May as a symbol of their commitment to a healthier enviornment. My own attitude is: a few dandelions won't hurt. More on this subject later. The Sustainable Site Initiative, what is it and why is it important to owners and managers of commercial properties? Here is the executive summary of the "Sustainable Sites" preliminary report. I think this summarizes it very well.

EXECUTIVE SUMMARY
Introduction
This Preliminary Report on the Standards and Guidelines for Sustainable SitesTM is the first report of the Sustainable Sites Initiative, an interdisciplinary partnership to develop national, voluntary standards and guidelines for sustainable land development and management practices as well as metrics to assess site performance and a rating system to recognize achievement. The Sustainable Sites Initiative is a partnership of the American Society of Landscape Architects, the Lady Bird Johnson Wildflower Center, the United States Botanic Garden, and a diverse group of national stakeholder organizations.
Landscapes provide valuable services such as climate regulation, clean air and water, and improved quality of life. However, conventional land practices often limit, rather than enhance, the ability of landscapes to provide these important services. The Sustainable Sites Initiative was founded to address this concern and investigate and define sustainability in land development and management practices.
The Sustainable Sites Initiative is in the process of developing the Standards and Guidelines for Sustainable Sites. The purpose of this Preliminary Report is to provide a snapshot of the first findings of the initiative with the intention of collecting feedback from professionals and stakeholders. This report is the work of a broad-based and diverse group of experts in the fields of landscape architecture, horticulture, conservation, sustainable design, civil and environmental engineering, ecology, hydrology, forestry, soils, planning, public health, outdoor recreation, and other disciplines. It is based on a thorough and comprehensive review of the science available on sustainability as well as best practices in the industries involved.
